Exit strategy for investment property, Luton

Due to age and limited rental growth a client’s long-held investment property required an exit strategy. The situation was made more urgent because a high percentage of the investment had recently fallen vacant and was not producing income. All options were considered by WFM who then implemented the chosen strategy of seeking to sell the largest element to a known potential owner occupier, followed by selling the remaining four elements to other owner occupiers/investors. This resulted in a total sale value in 2005/06 of over £4.6m, against the most recent valuation by external valuers of just £2.05m.
